Maintenance Request Guidelines

Emergencies

🚨 Emergency? Call 911 Immediately

If you’re experiencing a life-threatening emergency such as fire, gas smell, or major flooding, call 911 immediately.

Urgent issues

For urgent issues, please contact our office in addition to submitting a request, including:

  • No hot or cold water

  • Heating issues

  • Hazardous electrical problems

  • Malfunctioning major appliances provided by the landlord

Submitting a Maintenance Request

  • Fill out the form to the right with as much detail as possible. Incomplete descriptions may delay repairs.

  • Example of a detailed request:

    • WRONG: "Leaky toilet"

    • RIGHT: "The toilet in the upstairs bathroom has a slow leak around the base."

    Important Information

    • Tenant Responsibility: Repairs due to negligence or misuse (e.g., clogged drains, damage to fixtures) are the tenant’s financial responsibility.

    Non-emergency requests are typically reviewed and scheduled within 48 business hours.
